1. Our Role: Not a Lender
Site Prep is not a lender, loan broker, or financial institution. This website provides information about financing options offered by independent third-party lending partners — including Upgrade, Thrive Financial, and Figure Lending — and connects customers with those partners. We do not make credit decisions or set rates or terms. All credit decisions, rates, terms, and loan agreements are made and issued solely by the applicable lender.
2. No Guarantee of Approval, Rates, or Terms
Submitting a request does not guarantee that you will be approved for financing or receive any particular rate, amount, or term. All financing is subject to the lender’s review, income and identity verification, creditworthiness, and approval. Advertised amounts represent maximums available to qualified applicants for certain programs and are not offers of credit to any individual. Not all applicants will qualify.
3. Pre-Qualification vs. Approval
The eligibility check and pre-qualification are preliminary only. Being pre-qualified or matched with a lender is not a pre-approval, commitment, or guarantee of financing. The lender must separately review your complete application before any credit decision, and final terms are provided in the lender’s official disclosures.
4. Credit Inquiries
Using the payment estimator involves no credit inquiry. When you submit the pre-qualification, you authorize the lender to perform a soft credit inquiry, which does not affect your credit score, to determine the offers you may be eligible for. A hard credit inquiry, which may affect your credit score, occurs only if you accept an offer and proceed with the lender’s final application and eSignature. Any credit inquiry is governed by the lender’s disclosures and your authorization.
5. Estimated Payments and Rates
Payments and APRs displayed on this website are estimates for illustration purposes only, based on advertised lender rates for well-qualified applicants. Estimates are not an offer of credit. Actual rates, terms, and payments are determined by the lender after a completed application and credit review.
The payment estimator is provided for general illustration only. Estimated payments are based on the figures you enter and on assumptions that may not apply to you, and do not include taxes, insurance, or all possible fees.
6. Use of Loan Proceeds
Loan funds obtained through our lending partners may only be used for your project with Site Prep. Expenses outside of your purchase with Site Prep cannot be financed.
7. Home Equity Products
Home equity lines of credit are secured by your home. You could lose your home if you fail to repay. Maximum loan-to-value ratios, amounts, and terms depend on borrower eligibility and are set by the applicable lender.
8. Equal Credit Opportunity
Our lending partners are committed to providing credit to all creditworthy applicants. The federal Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to contract), because all or part of the applicant’s income derives from a public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
9. Geographic Availability
Financing programs are not available in all states and may vary by location. Program availability is determined by each lender and is subject to change without notice.
10. Third-Party Lending Partners
Financing may be provided by independent lending partners including Upgrade, Thrive Financial, and Figure Lending. Each lender is an independent company responsible for its own products, rates, terms, disclosures, and credit decisions. In the event of a conflict between this website and a lender’s official documents, the lender’s documents control.
